Search underway for Pall Mall developer

A Europe wide search is underway for a developer to build up to 400,000 square feet of top quality office space in Liverpool’s business district.liverpool_4428132Sml

The city council acquired a 1.2 hectare site from the Homes and Communities Agency (HCA) earlier this year and is now inviting applications from parties interested in developing the site as Grade A office space.

The plot, which is part public realm and part car park, was previously home to part of the historic Exchange Street train station which opened in 1850 but closed in 1977 when the Merseyrail underground was completed.

The scheme would help meet demand for high spec office accommodation in the Commercial Business District, which was highlighted in the city centre’s 15 year blueprint, the Strategic Investment Framework.

The city council will explore with the preferred development partner how the adjoining three hectare site which is currently used as a car park could be brought forward for a complementary mixed-use scheme including a hotel and apartments.

This site would connect to St Paul’s Square, which underwent a £120 million development in 2011 and is now home to major companies such as Atos, DWF, Hill Dickinson, US Airways, Bosch, Investec, Maersk, Santander and Weightmans.

In total it is estimated a scheme for the entire 4.2 hectare site, which lies within the city centre’s Enterprise Zone, would be worth £200 million and create in excess of 1,000 jobs.
Work is underway on a plan to clear the site for development.

Mayor of Liverpool Joe Anderson said:

“We know that we need more top quality office accommodation in Liverpool and this site is in the right location, next to the existing Commercial District and a stone’s throw away from the Merseyrail underground.

As a growing city, it is vital we have the right office space available in the right place and Pall Mall is part of a natural expansion of the commercial district.

We’ve already seen huge success in securing the Northern headquarters of The Royal College of Physicians (RCP) at the expanded Knowledge Quarter, and this is another opportunity to create accommodation that will attract employers offering high quality jobs.”
